Why do we call it Smart Staging? We combine our years of home staging with our practical organizing experience. An expert pair of eyes (actually two pairs) mine the property to select furniture and accessory items that are already there that will work well for the staging treatment. As trained organizers we also help edit and figure out what to do with items that don’t work or need to be stored. Clients can do their own decluttering if they wish using our DIY guide, or we can spend a day and do it for them.
Re-arranging client’s items where necessary makes a huge difference to show the space and its best features. Clients are usually pleasantly shocked when they see the home in a new light which is geared to attracting buyers both online and at showings. Our design skills flex when we add the finishing touches! We create and install our custom Staging Rental Art and Accessories, updating in key areas with stylish and elegant pieces from our inventory. Our fresh and airy property styling is always in keeping with the home. Our goal is to have it look and feel less “staged” and simply more beautiful with defined spaces and room to spare. We can accommodate special situations with this approach for those who may not be open to staging their home because of pets, having to stay in the home while it is staged, difficult timing, issues with children and seniors and of course budget constraints. Whatever the obstacle is – we can usually find a solution to make it work.

1. Fixed Price – we offer 2 options:
-1 Day Package – Smart Staging Makeover – $2,200. + HST
-2 Day Package – Smart Staging Makeover with Decluttering – $3,200. + HST

These deeply discounted packages provide a cost-effective alternative to traditional home staging and are perfect for most clients who have some suitable pieces and only need a limited amount rental items or those who may have obstacles that make them resistant to staging.
2. Add-Ons – when a piece of rental furniture is needed to fill in, we can easily rent from our wonderful furniture rental source. If more than 1 day of decluttering is needed or the home is very large and therefore needing more than 1 day of staging, it is very easy to modify the packages to work.
3. Helping clients with the entire process is of huge benefit since they get to know us and vice versa. When we declutter for a day (as part of the 2 day package) – we have a good understanding of how the homeowners need things to be and can provide excellent pre-staging guidance complete with a packing supply kit included valued at $200.
3. Access to our amazing roster of valued resources to help you find homes for your unwanted items – movers, online auction specialists, antique and movie rental dealers, furniture and household donation centres, free book pick-ups, junk removal and disassembly services
4. Our Staging Rental inventory of gorgeous items for home staging is constantly expanding and wide reaching. Art, lamps, bedding, rugs, towels, mirrors, toss cushions, throws, baskets, decorative items like vases, bowls, boxes, books, faux greenery and florals. Many clients are so thrilled with the staging that they invite us back to help with decorating in their new home. Some staging items can be sold to clients.
5. Holistic approach – where we do everything in our power to be careful, reduce as much of the stress as we possibly can and make sure that things run smoothly. Errors are greatly minimized with our focus on communicating with clients efficiently and with respect to detail. We consider working in people’s homes an honour and take great pride in providing services that make a difference. We love when clients invite us back in after the home is staged and sold to help them with settling in services like; unpacking, organizing, hanging art and space planning.
